Reducing Florida Homeowner Insurance Rates

A special legislative session in Tallahassee is working to find ways to lower homeowner property insurance in Florida. Rates for some owners, especially those with older homes, have sometimes tripled in recent years.

Beach and island homes in southwest Florida have been especially hard hit with rate increases. Several insurance companies have not renewed policies and will not write new ones. This leaves owners with only one choice€¦ Citizens Property Insurance Corp., the state run insurance company.

Legislators are trying to find ways that will allow Citizens to reduce rates and hold them down. There area several proposals for cutting costs at Citizens and private insurers. Among the proposals is to require companies that sell homeowner policies in other states to offer them in Florida. Some companies “cherry pick€ policies, only writing high profit auto insurance. Another idea is to prohibit a company from setting up a Florida only subsidiary to insulate its national company’s profits.

Some have suggested that Citizens be allowed to become a competitive company, writing policies for less vulnerable properties and perhaps even auto insurance. This, it is said, will make insurance more competitive across the board.

Other ideas are to allow policy holders to forego high premium wind coverage, purchase policies with higher deductibles or have exclusions such as vulnerable pool and lanai cages.

New building codes will go a long way toward improving homes ability to withstand high winds. When homes are stronger, insurers will be happy to take the risk. As more new and stronger homes are constructed, overall risk should lessen.

Rotonda West is further divided into seven pie shaped subdivisions: Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh and Pine Valley, named to emphasize the golf course community.

Homes Sold in Punta Gorda, Florida and Port Charlotte, Florida

This is a chart to help understand the trend in homes sold in the area over the last two years. In mid 2005 prices soared and seemed to hold while sales slowed. During the Spring and Summer of 2006 prices began to moderate. This chart follows the sale of the average home in our area. For the purpose of this report we call the home a Standard Home (STD).

Notes:

STD: Standard home is a non-waterfront, 3 bedroom, 2 bathroom, 2 car garage, between 1500 and 200 square feet of air conditioned living area. Median sale price (half sold for more, half sold for less) was determined for homes with a pool and homes without.

Active Median List Price: STD homes in PG & PC sections.

Discussion: 2007 should be a great time to buy a home in this area. There is a large inventory and the buyers have the upper hand. The median price for homes in the area has leveled off and there are many great deals as sellers have come to realize that asking prices of the last year were too high.

Florida Homestead Exemption

Homestead Exemptions

The filing period for Florida Homestead Exemptions for those whose primary residence is in the State of Florida is January 1 through the last day of February each year. If you own the home in which you live on January 1, you qualify for the exemption.

If you think you qualify you can visit the Charlotte County Property Appraiser’s office on Murdock Circle in Port Charlotte or get more information at the appraiser’s website www.ccappraiser.com.

The Homestead Exemption is a $25,000 deduction off the assessed value of a qualifying property. In addition, the Save Our Homes Exemption is also attached. This part of the exemption limits any increase in assessed value to no more than 3% per year.

Filing for the Homestead Exemption is easy and well worth the time.
