There are no bridges to obstruct access, so even sailboat cruisers with a desire to sail the Gulf of Mexico, the Florida Keys and beyond will enjoy Windmill Village.

Residents of Port Charlotte, Punta Gorda and Deep Creek do not have to drive all the way to Englewood, Venice or Fort Myers to enjoy a great beach experience. The Port Charlotte Beach Complex is conveniently located at the south end of Harbor Boulevard and has everything you need for loads of fun.

The complex has a great beach, swimming pool, fishing pier, tennis courts, boat ramps, bocci courts and covered picnic tables. There is also a meeting room for special events and park offices.

The beach is nice and sandy with plenty of room to sunbathe and relax. The area is safe for children and relaxing for adults. There are very nice boat ramps where you can gain easy access to Charlotte Harbor.

Charlotte County FL - Real Estate Paradise

Homes for sale in Charlotte County, Florida are a retirement or vacation paradise. Punta Gorda Isles homes offer the best canal access in the state. Port Charlotte homes are a great value. Even in neighboring Sarasota County, North Port homes are very popular.

The State of Florida provides property tax relief for a Florida resident’s primary home through what is call the Save Our Homes (SOH) initiative. Also known as the Homestead Exemption, this plan sets a base year, usually at time of purchase, for the calculation of real property taxes. With a Homestead Exemption in effect, a Florida resident is entitled to a $25,000 reduction from the Certified Assessed Value of the home to calculate Taxable Value.

In addition to the $25,000 discount, a Florida homeowner (primary residence) is further protected by tax increase limitation. This is restricted to no more than 3% increase per year, determined by property value appreciation or the rate of inflation, whichever is less.

This is important protection for the budgets of state residents, especially those on fixed incomes. However, it provides no protection to owners of second homes or commercial and investment property. In addition, if one buys a vacant lot with the intention of building a residence in a “few years€, there is no property tax protection.

Waterfront lots in Charlotte County, including waterfront lots in Punta Gorda Isles and waterfront lots in Port Charlotte, have experienced tax increases in the obscene range. Commercial property in Charlotte County and Sarasota County has also experienced ridiculous tax increases.

The State of Florida must address the problem of tax increase on non-homesteaded properties. A fair compromise would be to limit annual increases to a reasonable amount, perhaps 5%. This would still encourage buyers to become residents to obtain the entire Homestead Exemption while offering protection to businesses, investors and second home owners.

In the meanwhile, there are still great values on waterfront homes in Charlotte County. Buyers can select from waterfront homes in Port Charlotte, with quick access to Charlotte Harbor or waterfront homes in Punta Gorda Isles with beautiful, city maintained canals and seawalls.

Rotonda is divided into several sections. These include Rotonda West, Rotonda Lakes, Rotonda Sands, Rotonda Villas and Meadows and Rotonda Heights.

Rotonda West is further divided into seven pie shaped subdivisions: Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh and Pine Valley, named to emphasize the golf course community.

Rotonda West is the most fully developed and therefore has the most resale homes. Rotonda Heights and Rotonda Lakes also have resale homes while the remaining communities are sparsely developed resulting in few resale homes. Most of the real estate sales in Rotonda Sands, Rotonda Villas and Meadows are vacant lot sales.

Festival seeks redfish art, cardboard boats

PROVIDED BY CHARLOTTE COUNTY VISITOR’S BUREAU

The Charlotte County Visitor’s Bureau is gearing up for the 2007 Oh Boy! Oberto Redfish Cup Festival May 4–6, and is seeking an unusual combination of participants to enhance the popular event.
This most visible and lucrative redfish tournament series in the world, with $1.1 million dollars awarded to anglers, brings thousands of people to each event in the six-venue circuit.
Festival highlights include the crowd-pleasing Big Air Dog competition, a free Jim Morris concert, food vendors, exhibits and displays and more, which will fill the waterfront Laishley Park Municipal Marina in downtown historic Punta Gorda. Festival hours are Saturday, May 5, 10 a.m. to 9 p.m., and Sunday, May 6, 10 a.m. to 5 p.m.
Along with taking redfishing to new tournament heights, popular components of this family-fun event include the fishfocused Relatively Redfish art competition and the cardboard boat race rivalry.
All artwork in the Relatively Redfish Art Competition must depict fish, from serious to whimsical, realistic to abstract, saltwater or freshwater species. Assisting in coordination of this effort are the Punta Gorda Visual Arts Center, Sea Grape Gallery and the Arts & Humanities Council.

Braveheart boaters will construct vessels of cardboard, duct tape, glue and paint to compete in the May 5 100-yard paddle race in Charlotte Harbor. The race is sponsored by the Charlotte County Young Professionals (CCYP), a networking organization of professionals ranging in age from 21-40, active in the Charlotte County area. Visit www.ccyp.info for registration information. CCYP will donate a portion of the proceeds to the Charlotte Harbor Environmental Center.
Highlights of last year’s tournament will be shown at 7 a.m. Sunday on ESPN2.
