According to the Florida Association of Realtors, number of sales of existing homes in Florida during the month of April, 2006, fell an astounding 26 percent from the same month a year ago. In Charlotte County, the drop was 15%. The reduction of median sale price also continued to fall with a drop of 12% to $197,100 from $223,400 in April 2006.

Condo sales also fell across the state with a reduction of 19%. In charlotte County the number of condos sold fell 33% and the sale price fell 3% to $163,300. According to Suncoasteam research, which focuses on Charlotte County neighborhoods to give a much better idea of price trends, PGI had a bit of a rebound in April, recording 11 sales with a median sale price of $200,000. Scrub jay habitat not easy to find

OUR POSITION: We believe there is some merit to Charlotte County Commissioner Tricia Duffy’s idea to couple the acquisition of environmentally sensitive land with mitigation of habitat for scrub jays, gopher tortoises and indigo snakes.

Just the mention of scrub jays elicits a sinking feeling for hundreds of land owners in Charlotte County. About 10,000 property owners have been stymied by the state mandate they must buy lots elsewhere to mitigate the impact of building on their scrub-jay-inhabited property.
For years no one paid much attention to the little birds who like to settle on cleared land €” even preferring land that has been burned by wildfires. But, when the state ruled that land must be preserved for the endangered species €” despite the bird’s seemingly easy adaption to other areas €” it created a huge headache for lot owners whose land was occupied by the jays.
Charlotte County Commissioner Tricia Duffy believes there is one way to give some relief to those homeowners €” sort of like killing two birds with one stone, if you€˜ll pardon the pun.
Charlotte County voters approved the purchase of environmentally sensitive land through a referendum. The program involves a committee set up to recommend areas the county should, or could, buy to keep them safe from development.
Duffy believes some of that land can be used to mitigate lots that are occupied by scrub jays. There are about 135 scrub jay families in Charlotte County and the law requires 25 acres for each one. That means the county needs about 3,300 acres to allow construction to take place on those 10,000 or so lots.
When Duffy voiced her idea to fellow commissioners, Adam Cummings questioned if it is fair to use taxpayer money to mitigate for private lot owners. He has a point. If the county purchases land that can be used for scrub jay mitigation, is that fair to homeowners who have already had to buy lots elsewhere to enable them to build? And, is it fair to other lot owners who, for one reason or another, have to mitigate for their lots?
We believe, since the county is already buying the land for preservation, then it should not be an issue. If the county was buying the land solely for mitigation, then that would be a problem. We see no problem in using land that meets requirements of the environmentally sensitive lands oversight committee for mitigating scrub jay habitat.
The bigger problem, according to Bill Coy, chair of the oversight committee and Andy Stevens, natural resources division manager for Charlotte County, is that most of the land being recommended for purchase by the county will not fit scrub jay standards.
“Most of the land we are recommending has large trees and is just not conducive to scrub jay habitat,€ Coy said.
Stevens agreed, but left the door open when he said portions of land that is being considered could provide a home to scrub jays €” especially after a prescribed burn.
“We can’t offset the impact for 10,000 lot owners, but certain areas might work,€ he said.
If the formula works, we see no reason not to allow some environmentally sensitive land purchases to double as scrub jay habitat.

It is very important to make people feel comfortable and present your house in the best light. Here is a list of very simple and common sense ideas.

1. Straighten up. You don’t have to be a “clean freak€ but it is important to be presentable. Put dishes in the dishwasher or at least the drain board

2. Simmer some potpourri on the stove or place a few drops of vanilla on aluminum foil and place it in the oven on low. This will make the house smell like home€¦ someone cooking

3. Keep trash off the front lawn and sweep the walk. If the front door is dirty, wash or paint the trim to get rid of dirt and finger marks.

4. A welcome mat at the front door makes people feel… welcome!

5. Flowers are always nice. A geranium or a bouquet on a table will give a homey feel.

Buying a home in Charlotte County Florida - Mortgages

I was speaking with my Banker, Marie Moore at Bank of America the other day and she told me of a new mortgage program the bank has started. Apparently, BOA has eliminated bank related closing fees for standard mortgages. Marie gave me a brochure entitled NO MORTGAGE FEE PLUS. The brochure lists five features you should always expect from your mortgage company:

1. No Application Fee
2. No Closing Fees
3. No Private Mortgage Insurance Required
4. Close-On-Time Service Guarantee
5. Best Value Guarantee

The brochure goes on to say that BOA will waive or PAY absolutely all traditional fees associated with a mortgage. It goes on to say that if through their fault, the loan doesn’t close on time, they will pay your first mortgage payment. In addition, if you apply, are approved and close with someone else because it was a better value, they will give you $250.

This seems to be a grate value for sure. Closing fees on a home mortgage can cost several thousand dollars. Indeed, Marie estimates a savings of over $3,000 on a traditional $200,000 mortgage! You can reach Marie More at the Murdock branch of Bank of America, 941-624-3321.

This is great news for those looking to purchase a home in our area. Prices are very good and there is a surfeit of homes on the market. Buyers can find a great deal on a home and now a mortgage. Port Charlotte homes for sale are priced at the best rate in years.

This chart is intended to help buyers and sellers understand the trend in homes sold in the area over the last two years. In mid 2005 prices soared and seemed to hold while sales slowed. During the spring and summer of 2006 prices began to moderate. This chart follows the sale of the average home in our area. For the purpose of this report we call the home a Standard Home (STD).

Notes:

STD: Standard home is a non-waterfront, 3 bedroom, 2 bathroom, 2 car garage, between 1500 and 2000 square feet of air conditioned living area. Median sale price (half sold for more, half sold for less) was determined for homes with a pool and homes without.

Discussion: 2007 should be a great time to buy a home in this area. There is a large inventory and a great selection. The median price for homes in the area has leveled off and there are many great deals as sellers have come to realize that asking prices of the last year were too high. With the new year and the “snowbird season€, there are a good number of lookers.
