Sales seem to be leveling off and prices are doing the same. A closer look reveals that the median price is reflected in buyers getting more for their money. The typical $200,000 home sold in Port Charlotte last month would have sold for as much as 25% more at this time last year.

One must understand that there are modest one-bedroom retirement homes as well as extravagant waterfront estates in Port Charlotte. This town has something for everyone. Boaters and Sailors can find homes on gulf access canals and those on fixed incomes can find a cozy Florida cottage.

Many speculators have been burdened with a large inventory of lots and are selling at reduced prices. There is a very nice opportunity for buyers to find a great deal on a building site for their new home.

There are presently 999 building lots for sale in Port Charlotte, FL (1/2 acre or less, residential with public water on paved road). For the purpose of this report we will consider ONLY lots with public water service. It may be possible to find lots that require a well for somewhat less money. The price range for lots with public water service is $11,600 - $1,400,000 for a waterfront lot with spectacular views of Charlotte Harbor. Median price: $39,900. Keep in mind that waterfront lots or extra large lots sell for quite a bit more than a standard, neighborhood dry lot.

There are very good deals available on building lots as reflected in August sales. The high priced lot of $220,000 is a waterfront lot on Baldwin Ct with immediate sailboat access (no bridges) to open Charlotte Harbor water. This lot would have sold close to $400,000 only two years ago.

Sales have remained flat in Rotonda for the past two years while the median price has fallen. This only tells part of the story. The median price fall is actually greater than it appears because the home that a person can purchase for that median price is much better than the price suggests. It is truly the time for buyers to act.

Rotonda is divided into several sections. These include Rotonda West, Rotonda Lakes, Rotonda Sands, Rotonda Villas and Meadows and Rotonda Heights.

Rotonda West is further divided into seven pie shaped subdivisions: Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh and Pine Valley, named to emphasize the golf course community.

Rotonda West is the most fully developed and therefore has the most resale homes. Rotonda Heights and Rotonda Lakes also have resale homes while the remaining communities are sparsely developed resulting in few resale homes. Most of the real estate sales in Rotonda Sands, Rotonda Villas and Meadows are vacant lot sales.
