Southwest Florida Real Estate Report

Southwest Florida homes for sale. This area includes homes for sale in Port Charlotte, Punta Gorda and North Port. There are also great deals on condos and town homes for sale in North Port, Port Charlotte and Punta Gorda Isles.

There has been a decided increase in interest in Southwest Florida real estate during the last month. Prices have fallen and buyers are finding great deals on homes, condos and land in Charlotte and Sarasota Counties.

Some of the best deals are on town homes in North Port, Florida. Town homes at Lakeside that once sold for $175,000 are now easy to purchase for under $125,000. You can even buy a brand new one from the developer for les than $140,000 (as of 12/07, prices can and will change). These prices may not last long. It seems that prices have leveled and we should see a recovery in 2008. Nevertheless, I doubt that prices for existing homes will shoot up any time soon. Southwest Florida is and will remain the bargain for real estate in all of Florida.

There are currently 1,558 homes for sale in Port Charlotte, FL. The price range is $44,900 - $6,995,000. The median price is $190,000. (Excluding uninhabitable and mobile homes)

Sales seem to be leveling off and prices are doing the same. A closer look reveals that the median price is reflected in buyers getting more for their money. The typical $200,000 home sold in Port Charlotte last month would have sold for as much as 25% more at this time last year. Buyers are shopping for values and they are certainly finding them in Port Charlotte. Buyers are starting to return to the market, albeit slowly, as they seem to feel that prices are stabile or at least affordable and not likely to drop much further.

One must understand that there are modest one-bedroom retirement homes as well as extravagant waterfront estates in Port Charlotte. This town has something for everyone. Boaters and Sailors can find homes on gulf access canals and those on fixed incomes can find a cozy Florida cottage.

Many speculators have been burdened with a large inventory of lots and are selling at reduced prices. There is a very nice opportunity for buyers to find a great deal on a building site for their new home.

There are presently 999 building lots for sale in Port Charlotte, FL (1/2 acre or less, residential with public water on paved road). For the purpose of this report we will consider ONLY lots with public water service. It may be possible to find lots that require a well for somewhat less money. The price range for lots with public water service is $10,000 - $1,400,000 for a waterfront lot with spectacular views of Charlotte Harbor. Median asking price: $39,900. Keep in mind that waterfront lots or extra large lots sell for quite a bit more than a standard, neighborhood dry lot.

There are very good deals available on building. If a buyer is interested in a lot for personal use, there are many fine lots available.

Sales have remained flat in Rotonda for the past two years while the median price has fallen. It is truly the time for buyers to act.

Rotonda is divided into several sections. These include Rotonda West, Rotonda Lakes, Rotonda Sands, Rotonda Villas and Meadows and Rotonda Heights.

Rotonda West is further divided into seven pie shaped subdivisions: Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh and Pine Valley, named to emphasize the golf course community.

Rotonda West is the most fully developed and therefore has the most resale homes. Rotonda Heights and Rotonda Lakes also have resale homes while the remaining communities are less developed resulting in few resale homes. Most of the real estate sales in Rotonda Sands, Rotonda Villas and Meadows are vacant lot sales.

There are currently 348 homes for sale in Rotonda, Florida. The price range is $114,900 - $649,000. The median price is $299,000, little changed in one month.

The breakdown of single-family home sales is as follows:
11-2007: 7 homes sold, $135,000- $420,000. Median price: $215,000.

10-2007: 15 homes sold, $100,000- $320,000. Median price: $211,000.

9-2007: 23 homes sold, $135,000- $420,000. Median price: $248,500.

8-2007: 15 homes sold, $120,000- $450,000. Median price: $230,000.

7-2007: 11 homes sold, $120,000- $329,000. Median price: $232,000.

6-2007: 16 homes sold, $159,000- $460,000. Median price: $235,000.

5-2007: 17 homes sold, $175,000- $465,000. Median price: $300,000.

4-2007: 14 homes sold, $197,500- $400,000. Median price: $255,000.

3-2007: 12 homes sold, $185,000- $375,000. Median price: $255,000.

2-2007: 8 homes sold, $235,000- $385,000. Median price: $250,000.

1-2007: 7 homes sold, $230,000- $470,000. Median price: $329,000.

12-2006: 18 homes sold, $192,500- $449,000. Median price: $309,000.

11-2006: 17 homes sold, $165,000 - $390,000. Median price: $245,000.

10-2006: 2 homes sold, $213,000 and $235,000

9-2006: 3 home sold, $158,000 - $290,000. Median price: $280,000

8-2006: 4 homes sold, $205,000 - $540,000. Median price: $300,000

7-2006: 7 homes sold, $210,000 -$372,000. Median price: $280,000

6-2006: 17 homes sold, $220,000 - $505,000. Median price: $330,000

Many condominiums in Rotonda, FL (Rotunda, FL), FL are new construction mixed with resales. The slow market in 2006 has extended to 2007 and there are many exceptional deals awaiting qualified buyers. There are currently 67 condos for sale in Rotonda, Florida. The price range is $82,900 - $315,000 and a median price of $179,000.

Five have sold since June 1, 2006, $111,500 - $215,000. Median price: $199,000.

The sale of lots in Rotonda, FL (Rotunda, FL), FL has also been quite slow in 2006 and this continues into 2007. Prices have fallen due to very high inventory and the need for many owners to liquidate assets. There seems to be very little evidence that the price of vacant land will rebound in the near future. There are presently 791 building lots for sale in Rotonda, Florida. The price range is $11,900 for a lots in Rotonda Meadows and Villas to $249,000 for a ridiculously overpriced parcel on Boundary Blvd in Rotonda West Broadmoor section. The median asking price is holding at $62,000. While the median price of sold lots did tick up in November, that stat represents a huge drop in price in the Rotonda West where lots that once sold at over $100,000 are now selling in the 40’s.

For the purpose of this report we have discarded oversize lots and multiple lot offerings. In the many sections of Rotonda, the price of vacant land will vary greatly depending upon age of surrounding homes, number of area homes, size of the lot, etc€¦ Before using this data to value your specific lot, please call or write so we can perform an area analysis. Furthermore, all the high asking prices are outrageously overpriced for today’s conditions. Sales stats tell more of the story. Buyers who want a very nice lot on a golf course can now find great prices. They no longer have to settle for poor quality or location.

12-2006 – 26 sold, $17,000 – $127,500. Median price: $18,000

11-2006 – 20 sold, $17,500 – $69,900. Median price: $25,500.

87 vacant lots have sold in all areas of Rotonda June 1, 2006 – October 31, 2006. The price range was $22,000 for a building lot in Rotonda Villas to $132,000 for a larger lot in the new section of White Marsh in Rotonda West.
