Jim,

This ruling regarding 1031 exchanges of vacation homes is very helpful to owners. As we all know that 1031 exchanges are difficult to understand with boot, realized gain, deferred gain and all that stuff. However it is one of the best ways to push out paying taxes and build wealth over time.

We have an online web tool DeferEm.com
( http://www.DeferEm.com ) that explains visually elements of an exchange such as boot, recognized, deferred gain, etc.

It creates an IRS Form 8824 (Like Kind Exchange) and an asset exchange report. It is available from TReXGlobal.com ( http://www.trexglobal.com ).

Please check it out and let us know what you think
