Prices have fallen since the speculation boom of 2004 – 2005 and are unlikely to rebound any time soon. Many speculators have been burdened with a large inventory of lots and are selling at reduced prices. There is a very nice opportunity for buyers to find a great deal on a building site for their new home.

There are presently 886 building lots for sale in Port Charlotte, FL (1/2 acre or less, residential with public water on paved road). For the purpose of this report we will consider ONLY lots with public water service. It may be possible to find lots that require a well for somewhat less money. The price range for lots with public water service is $8,950 - $1,400,000 for a waterfront lot with spectacular views of Charlotte Harbor. Median asking price: $35,000. Keep in mind that waterfront lots or extra large lots sell for quite a bit more than a standard, neighborhood dry lot.

There are very good deals available on building lots. If a buyer is interested in a lot for personal use, there are many fine lots available.

Prices for homes and land in Rotonda, FL are at the lowest level in years and there are fantastic bargains available. Buyers have returned to take advantage of the bargains. While sales volume is not at the level of two years ago, business is good. Home prices are leveling out while land prices are at rock bottom.

Rotonda is divided into several sections. These include Rotonda West, Rotonda Lakes, Rotonda Sands, Rotonda Villas and Meadows and Rotonda Heights.

Rotonda West is further divided into seven pie shaped subdivisions: Oakland Hills, Pebble Beach, Pinehurst, Broadmoor, Long Meadow, White Marsh and Pine Valley, named to emphasize the golf course community.

Rotonda West is the most fully developed and therefore has the most resale homes. Rotonda Heights and Rotonda Lakes also have resale homes while the remaining communities are less developed resulting in few resale homes. Most of the real estate sales in Rotonda Sands, Rotonda Villas and Meadows are vacant lot sales.

There are currently 302 homes for sale in Rotonda, Florida. The price range is $92,500 - $799,000. The median price is $279,900.

The sale of lots in Rotonda, FL (Rotunda, FL), FL has also been quite slow in 2006 and this continues into 2008. Prices have fallen due to very high inventory and the need for many owners to liquidate assets. There seems to be very little evidence that the price of vacant land will rebound in the near future. For someone intending to purchase a lot for their personal use, that is to build a home in the near future (within 5 years), this is an excellent time to buy. Rotonda Lakes is an especially attractive community with great lots, beautiful homes and steady development. Rotonda West is also a great place to build a home but lots there are somewhat more expensive. Rotonda West lots are also (in general) a bit larger than Rotonda Lakes lots and much closer to the golf courses. In some cases, one can purchase a Rotonda West building site that is directly on a golf course.

There are presently 724 building lots for sale in Rotonda, Florida. The price range is $11,900 for a lots in Rotonda Meadows and Villas to $280,000 for a ridiculously overpriced parcel in Rotonda West. The median asking price is holding at $55,000. While the median price of sold lots did tick up in November, that stat represents a huge drop in price in the Rotonda West where lots that once sold at over $100,000 are now selling in the 40’s. Since 11/07, the median price has again fallen and the price range of sales has remained steady (with the exception of 1 - $85,000 outlier).

For the purpose of this report we have discarded oversize lots and multiple lot offerings. In the many sections of Rotonda, the price of vacant land will vary greatly depending upon age of surrounding homes, number of area homes, size of the lot, etc€¦ Before using this data to value your specific lot, please call or write so we can perform an area analysis. Furthermore, all the high asking prices are outrageously overpriced for today’s conditions. Sales stats tell more of the story. Buyers who want a very nice lot on a golf course can now find great prices. They no longer have to settle for poor quality or location.
